Actually, &#039;Republican conservatives&#039; tend to blame Democratic politicians in Washington for the mess, but you keep telling yourself they&#039;re all blaming &#039;the poor&#039;.

Also, please explain to me how lawyers, who basically do little else except research and cut-and-paste, are qualified to comment on market forces. It&#039;s interesting that a &#039;lawyer&#039; really has little of substance to say in &#039;refuting&#039; Frank&#039;s characterization of a law, and talks about &#039;seeing evidence&#039; of oversupply three years ago, as if that was some kind of insight. Anybody who reads the Wall Street Journal knew there were going to be problems FIVE years ago, at least (albeit they may not have heeded the warning signs).

It looks to me that at best some 2nd rank doink for a sleazy &#039;real estate&#039; firm (aka, shakedown artists -- I received a letter from one recently fishing for claims in my neighborhood (it&#039;s a relatively new development)) really is over his head. I doubt you understand the &#039;books&#039; of a business (or any other basic aspect of business), how supply and demand really works, or probably even much about the regulatory environment in which a developer has to operate, much less about politics, your country, your countrymen, or even your co-workers.

Most lawyers aren&#039;t too bright and are inveterate hacks. You should know that.

But hey, try to impress me with your knowledge of finance and economics. Why don&#039;t you dazzle me with your in-depth knowledge of mortgage-backed securities. Should be a piece of cake for a man of such demonstrable geniosity ....

Then you can next lecture me on how I should run my properties ... even though they allowed me to retire at age 38 ....</description>

		<description>When Gingrich changed the tax law in 1997, it was for a very common sense reason.  If I buy a house in 1969 for 30K and sell it in 1980 for 100K, I&#039;ve made a profit of 70K.  At the time the government was taking 28% of my profit as a &#039;Captial Gain&#039;.  So, from the 100K I received at sale, I&#039;m left with right around 80K.  But, I no longer own a home, so when I turn around to buy....I can&#039;t buy back the home I just sold because I&#039;m 20K short.  The previous law did not &lt;i&gt;restrict supply&lt;/i&gt;, it &lt;b&gt; restricted demand&lt;/b&gt;, apparently a distinction &lt;i&gt;too subtle for you to understand&lt;/i&gt;.  If I hoped to sell my house and buy a nicer home, I was immediatly in the hole because of the tax penalty.  Gingrich merely recognized that homeowners (especially young ones with growing families) would be more likely to upgrade their homes if there was not a tax &lt;b&gt; if they rolled the profit back into real estate.&lt;/b&gt;

Obviously, this did spur housing activity.  But, the problem with the financial markets is based not upon the ability of people to buy larger homes, but on the changes in equity requirements.  Those changes were started by the noble desire to help poor people become homeowners (beleiving society was better off when more people had an ownership stake in their neighborhood).  As these lower equity requirements seemed to work well, the concept was spread to more and more mortgages. We all are aware of the McMansions that sprang up across the country as the middle class was lured into purchasing larger and larger homes because their downpayment could be leveraged against more debt. 

Since, in this year - 2009, there are &lt;b&gt;800,000&lt;/b&gt; new homes currently under construction, there isn&#039;t much basis to claim that there is &lt;i&gt;an over supply in residential housing&lt;/i&gt;.  85% of walk-away foreclosures were primary residences, and these people all are living somewhere (renting) and no-doubt many would prefer homeownership, if possible.</description>
